Encroachers take over govt land in Mohali

The complaints were filed with Gmada, local bodies as well as minister in-chage for Gmada Tripat Rajinder Singh Bajwa against the three house owners.

MOHALI: Greater Mohali Area Development Authority (Gmada) seems to be dependent upon the complaints filed by the residents to check those violating the building bylaws in the city. Gmada has no count of such violators who have modified their residential structures as per their whims and fancies.The most common violation is the demolishion of the boundary wall to include the government’s common green land into their plot area to enjoy more space termed as greenery by the residents. Maximum of such violations are either done by the residents with corner plots or in the backyard of their houses.Recently, Gmada had received complaints against three such residents who have allegedly demolished their boundary walls of their plots in the backyards and included the government land for their own personal use.Gmada’s estate officer (EO) Mahesh Bansal said, “We have issued 30-day notice to three house owners to amend the modification made in their building lest face further action. The action came after we received complaints against those three house owners for demolishing their boundary walls in the backyard to include the government land in their plot area. Such violations invite legal notices and if the residents fail to amend they may have face resumption notice. We have come to know about four more such houses who have violated building bylaws and soon we will also issue notices to them also.”Bansal added that there is no such provision in rules to give permission to include government land in a residential plot and to demolish the boundary wall. It is gross violation of the building bylaws and we will get them checked.Bansal said, “First we will serve notice of 30 days asking the violator to amend and notify the same to the authority. If he fails to do so in 30 days then another notice is issued for personal hearing giving 45 days and if still the violator fails to adhere the building bylaws then resumption of the residential plot notice is issued to the owner under question.”The violation came to fore in Phase 3A after which the area councillor cum deputy mayor Manjit Singh Sethi has lodged a formal complaint with local bodies department as well as to Tripat Rajinder Singh Bajwa , cabinet minister cum cochairman for Gmada.The complaint has been made against house number 41, 42 and 43 in Phase 3A where the residents have included the government land inside their plot by demolishing the backside boundary wall.Manjit Singh Sethi said, “It is good to know that Gmada has issued notices to the three building violators. The complaints were filed with Gmada, local bodies as well as minister in-chage for Gmada Tripat Rajinder Singh Bajwa against the three house owners. They have made gross violation of building bylaws by demolishing the boundary wall and encroached upon the government land.”
