NEW DELHI: South Delhi Municipal Corporation on Friday sealed nine properties at N Block market “We have sealed the upper floors of restaurants and shops such as Shalom, Laidback Cafe and Cafe Turtle. We have also sealed the basement, ground floor and first floor of Fab India as two plots were amalgamated here. As per Delhi Master Plan 2021, amalgamation of plots is not allowed after the layout plan of area is passed by the local body,” said a senior SDMC official. The action was taken on the direction of Supreme Court-appointed monitoring committee looking at land-use violations . It was the second time that SDMC was conducting a sealing drive at the market after the first one in May 2018 when nine properties had been sealed.“We had issued show-cause notices to defaulting properties on February 13. When no reply came from the shop-keepers for two days, we decided to seal them. Our staff reached the market at 3.30pm and sealed the upper floors at nine properties. The drive was carried out silently and we didn’t face resistance from the public,” said a senior SDMC official.A monitoring committee member said on condition of anonymity that other markets will also be targeted in future. The sealing conformed to the guidelines of the new policy approved for local shopping complexes by the ministry of housing and urban affairs and notified by Delhi Development Authority “The policy states people who had constructed shops before 2006 and have all documents to prove it can have an FAR of 350. Those constructed after that or without proof can use up to 350 FAR. Constructions beyond the permissible limit is illegal,” said the SDMC official.During the previous sealing, shops constructed beyond 180 FAR or above the second floor had been sealed.“It happened because the policy was approved in June and we carried first sealing in May 2018. Shop owners who want relaxation can check with us and we will send their files to monitoring committee for de-sealing,” said the official.
