New Delhi: The real estate fraud has turned homebuyers dreams into a nightmare. In Delhi itself, the Economic Offences Wing (EOW) has registered more than 200 cases against builders and real estate companies for cheating. The investigating agency after probe arrested 107 persons. According to Delhi Police data, as many as 52 cases were reported in 2017 whereas 127 cases were registered by EOW last year. This year till (August 7) 89 cases were registered against builders and real estate companies. "The EOW successfully disposed of 117 cases related to builders or real estate. In 2017-21 cases, 2018-63 and 2019-33 cases were disposed of by the investigating agency," data further added. The cases were handled by the EOW teams under Additional Commissioner (EOW) Suvashis Choudhary. The data further added that in 2017 as many as 21 persons were arrested in builder or real estate cases whereas last year 45 and in current year 41 persons were nabbed by the EOW. How investigation is done According to investigators in EOW, probing a fraud case requires a detailed investigation. "We first examine the complaint and complainant. Later after an initial enquiry on the complaint, an FIR is registered," police said. After that police investigate the details of requisite sanction or approvals procured for the launched project. Later bank statement of the complainant and the suspects are procured to establish the transfer of funds. Analysis of the account statement of the suspect to establish utilization of funds for siphoning off funds is done," added investigator. According to police, in various cases, homebuyers told them that even after paying full payment for the flat they did not receive the possession as the real estate company did not complete the construction of the project on time. "During the probe, investigator visits the construction site to ascertain completion and status of the project," police said. Later, there is an appointment of the valuer, surveyor to establish the quantum of funds infused in the development of the project. Role and responsibility of each director of real estate companies are fixed. "Later accused are arrested and EOW files charge sheet," police said.
