Jaipur: To ease the process, the urban development and housing ( UDH ) department has delegated powers to empanelled architects for approving building plan up to 40 metres (height) under the chief minister’s ambitious ‘Housing for All’ scheme.For the same, the UDH on Wednesday issued the notification after making a provision under unified building bylaws. As per the notification, the empanelled architects can now approve building plan up to 40 metres height in the development authority and municipal areas of Ajmer, Jaipur and Jodhpur.While in remaining urban local bodies, the architects will be allowed to approve plan for buildings up to 30 metres height.Though, the notification has been issued, however, it would not beneficial for many as developers are not showing interest to construct buildings up to 40 metres height under the scheme.According to sources, the plan was to reduce the number of floors on the demand of developers. “The developers are constructing G+3 buildings at present. However, it is not cost effective. It has been proposed to construct G+2 buildings for LIG and EWS category.”To achieve the target of constructing 10 lakh houses by 2019, the UDH is leaving no stone unturned to meet the target and make the process simpler.According to the sources, proposal to increase the cost of low income group (LIG) and economic weaker section (EWS) houses has also been floated.Under provision 4(A) and 4(B), the EWS/LIG houses are been developed on government land by the private developers. Seventy-five percent of such government land can be used for EWS/LIG people, while the remaining 25% can be sold by the developer.However, due to lesser rates provided by the government, the developers are not showing interest to construct houses under these categories. “In Jaipur, not a single developer has shown interest to construct houses under this model.
