Realtors believe Peripheral Ring Road will further Mysuru’s growth

The civic agency has earmarked a sum of Rs 1 crore for surveying and other preliminary portions of the project. “Improving connectivity is what drives growth of real estate. This has happened on several occasions in Mysuru,” Sagar said.Sagar asked Muda to ensure that there would be no delay in the implementation of such a key project. Muda plans on developing the PRR in some junctions by extending some of the existing roads.

Mysuru: The construction of the Outer Ring Road (ORR), which at the time of its development one-and-a-half decades ago served as a circular boundary to the city limits, propelled growth in the many outlying areas of Mysuru, besides sending real estate prices spiraling upwards. Now, a proposal by the Mysore Urban Development Authority Muda ) to build the Peripheral Ring Road PRR ) at a distance of 5km from the ORR is expected to further fuel the growth of Mysuru. Real estate prices, particularly in West Mysuru, are expected to skyrocket should the civic agency obtain the necessary approval to go ahead with the project.In the aftermath of the completion of the ORR, the entire length of which is 42km, commercial activities boomed on either side of the circular thoroughfare.President of the Mysore Realtors Association Aadish Sagar told STOI that improving road connectivity would give a fillip to development. “Improving connectivity is what drives growth of real estate. But vested interests take advantage of such projects by using information they have acquired beforehand and manage to get their hands on plum properties close to where these roads will come up. Consequently, those who own property in the vicinity of the places where these projects are planned are cheated out of fair remuneration, and often leads to a long legal process, which only delays the project. This has happened on several occasions in Mysuru,” Sagar said.Sagar asked Muda to ensure that there would be no delay in the implementation of such a key project. “ORR is a classic example of how improved connectivity boosts growth,” he said. Sagar added that the PRR would perhaps lead to, besides a rise in commercial activities in the city, big companies setting up shop in Mysuru.The proposed PRR will be developed across a total length of 105km, with the width likely to be 45m throughout. While the area for 49km of the total length of the PRR is under Muda’s purview, the remaining area is outside of its jurisdiction. Muda plans on developing the PRR in some junctions by extending some of the existing roads.
