Game moots new models for greenfield development

NASHIK: In a bid to convince farmers of Makhmalabad area to donate their land for greenfield development under the smart city scheme, municipal commissioner Radhakrishna Game has prepared three models of land sharing.These models that are touted to be a win-win situation for all will be presented to the farmers. If a farmer cannot use the entire FSI, he can transfer the remainder FSI on payment.

NASHIK: In a bid to convince farmers of Makhmalabad area to donate their land for greenfield development under the smart city scheme, municipal commissioner Radhakrishna Game has prepared three models of land sharing.These models that are touted to be a win-win situation for all will be presented to the farmers. The model accepted by them will be tabled before the civic general body and the state government."The first model is with a land sharing ratio of 60:40, wherein the farmer donates 40% of the land and pays 5% development charges. The farmer will get floor space index (FSI) of 2. In case of 55:45 land sharing ratio, base FSI of 2.5 will be given and they can use up to FSI 3. If a farmer cannot use the entire FSI, he can transfer the remainder FSI on payment. We can also give transfer of developmental rights like we do in city areas. In this model they will not have to pay betterment charges or amenity tax," Game explained.Elaborating on the third option he said that for 50:50 land sharing ratio, maximum base FSI of 3 can be given to the farmer."If he cannot use up to FSI 3, then he can transfer. We can give FSI or TDR certificate. He can load the TDR anywhere in the city or anyone from the city can load TDR here," Game said.Game said, "The officers will be discussing these options with farmers and will be giving presentation to them. If they agree, then the option chosen by them will be tabled before the general body."He appealed to the farmers not to oppose just for the sake of opposing."If anyone is opposing, the farmers should find out why they are opposing and if there are any vested interests. Only then they should take a decision. If they are opposing the proposal giving FSI 2.5 or more instead of FSI 1.1 and world class infrastructure, then they will be the losers. The project has to be self-financing. The world class infrastructure would increase land rates in future, roads would be minimum 12m wide with facilities for all kinds of uses. They should think of all these," Game said.
