RERA to keep fly-by-night developers out of field

Civic officials hope that RERA will put a curb on fly-by-night builders and developers from taking disadvantage of the DC rules, said Waghmare.The city is likely to witness a construction boom because the state government, while approving the DC rules, has granted more Floor Space Index (FSI).

editedPune: The civic body's building department hopes to see only authentic developers and builders coming for permissions after the Maharashtra government released its final Real Estate Regulation and Development Act (RERA) rules, 2017."RERA has no direct connection with the civic body's building permission department, as it is a matter between customers and developers. We, however, hope that only authentic developers and builders will come up with proposals for building permissions. Those who do not have clear documents will not even try to seek permissions. This will make things easy for the Pune Municipal Corporation (PMC)," city engineer Prashant Waghmare said on Saturday.He added that the new law is strict on developers and hence the number of proposals with lacunae will not reach the department. The civic body scrutinises all proposals and the time for the process will reduce because of the limited number of proposals with all correct documents. The RERA rules will come into effect from May 1.Recently, the government has approved new Development Control (DC) rules for the city. Some localities, such as the transit-oriented development zones along the Pune Metro corridor and the Bus Rapid Transit System, will now have an FSI of 4.Civic officials said builders with proper mechanism to execute projects and keep promises made to customers would approach the the PMC to avail of the FSI granted in the DC rules.
