AAI yet to integrate SMC’s building plan approval with NOCAS

If the software is integrated with the AAI’s NOCAS map, the plan approval in the city will be easy. Based on the NOCs, they constructed the buildings when the airport development was still in the nascent stage.Ketan Patel, head of the town planning department, SMC said, “SMC has an advanced online building plan approval software. To avoid any wrong approval and malpractices, like what has happened in past, the integration of the NOCAS maps will solve with that of SMC will resolve the issue.” The NOCAS has an interactive system too where the coordinates of the plot can be entered. If the building permit software of the SMC is included, builders will not be required to apply to AAI for NOC.The Surat airport has been facing building height obstruction issue from a long time.

Surat: The Airports Authority of India (AAI) is yet to digitally integrate the Surat Municipal Corporation (SMC) building approval software with no-objection certificate application system (NOCAS) maps for making issuance of building permits easy.Official sources said that the integration of NOCAS with the building plan approval system of the local body will allow the builders to apply online for the permits, which will be issued within 15 days.The maximum permissible height in an area is given in the colour-coded zoning map. The NOCAS has an interactive system too where the coordinates of the plot can be entered. If anybody applies for a NOC even though it is not necessary, then the software has an auto-settle feature. It will generate a letter informing the application for the same.Of the 125 airports operated by the AAI in the country, only 11 local bodies have the integrated maps with the NOCAS. If the building permit software of the SMC is included, builders will not be required to apply to AAI for NOC.The Surat airport has been facing building height obstruction issue from a long time. The AAI has identified over 100 buildings obstructing the flight path at the airport runway and that notices have been served to the concerned builders.Sources said that the NOCs for tall buildings are granted to developers in Surat by the AAI and DGCA authorities. Based on the NOCs, they constructed the buildings when the airport development was still in the nascent stage.Ketan Patel, head of the town planning department, SMC said, “SMC has an advanced online building plan approval software. If the software is integrated with the AAI’s NOCAS map, the plan approval in the city will be easy. We are yet to receive any intimation from the AAI for integrating the software with the NOCAS.”Patel added, “There is huge open land available in city’s Vesu and Dumas areas for future development and many builders will submit building height permissions. To avoid any wrong approval and malpractices, like what has happened in past, the integration of the NOCAS maps will solve with that of SMC will resolve the issue.”
