Nashik Municipal Corporation receives over 2,000 proposals for wider roads

NASHIK: The Nashik Municipal Corporation (NMC) has received 2,008 proposals for widening of roads from 6-7.5 metre to 9 metre. In 2016, the erstwhile civic chief Praveen Gedam noticed that developers had sold the free floor space index related to cupboard space. “Under such circumstances, it would be difficult to regularise cupboard space violations, but not impossible. This will be done by widening the roads to 9 meters, for which developers will have to make space. But, old buildings are unable to give additional space for widening of roads and hence are unable to avail this scheme.

NASHIK: The Nashik Municipal Corporation (NMC) has received 2,008 proposals for widening of roads from 6-7.5 metre to 9 metre. Among these, the process of 7/12 extract has been completed for 250 places and the NMC has its possession.A special policy was formed to regularise cupboard spaces across the city. This will be done by widening the roads to 9 meters, for which developers will have to make space. But, old buildings are unable to give additional space for widening of roads and hence are unable to avail this scheme. NMC fears that most of the proposals may not materialise as there is very less front margin space in most of the locations.There are more than 6,000 buildings that could not get completion certificates, mainly due to cupboard space violations. In 2016, the erstwhile civic chief Praveen Gedam noticed that developers had sold the free floor space index related to cupboard space. He had given directions that to regularise these through hardship premium.“Developers were ready to pay, but there was no FSI remaining. For increasing FSI, it was important to widen roads. But, maximum buildings in the city have left only 6m and 7.5m wide roads. Transfer of developmental rights and premium has been discontinued for such buildings, resulting in discontinuation of additional FSI as well. The solution then was to increase the road width to 9m and increase the FSI. The proposal was approved by the standing committee during Tukaram Mundhe’s time,” said an NMC official.He added that there was problem in this solution as well. As no space was available in most of the cases, because of unavailability of the front margin space due to haphazard construction of buildings on small roads. “Under such circumstances, it would be difficult to regularise cupboard space violations, but not impossible. We have received more than 2,000 applications. Out of these, NMC already got 7/12 extract for 250 places and the widening work can be started at these places. There are 7-8 months yet to apply for road widening and we are expecting to more proposals,” said the officer.
