MahaRERA clears 823 new projects of 1,600 applications in festive period

Pune: The Maharashtra Real Estate Regulatory Authority (MahaRERA) cleared only 823 new projects of the 1,622 applications received during the festive period between October 1 and mid-November because of inadequate documentation.As many as 257 projects approved were from Pune district and 106 from Mumbai city and Mumbai suburban region. Among the total projects accepted, 645 applications were cleared in October, while 178 were cleared up to November 13, MahaRera officials told TOI.This year, 645 of the 1,208 applications received in October were approved and 178 of the 414 in November.Last year, 769 projects were approved and registered with MahaRERA during October and November.Officials said, The remaining projects could not secure registration due to inadequate documentation submitted with applications. MahaRERA authorities said they were checking all documents that developers submitted and uploaded for registration, and rejecting the ones wherein due process was not followed.In Pune district, 373 applications were received and 198 approved in October, while 130 applications were received and only 59 cleared in the first two weeks of November. The remaining is under scrutiny, officials said.It may be noted that MahaRERA had mandated in mid-June that applications would be accepted only if the competent local authority provided the commencement certificate (CC) via its valid email ID or website to MahaRERAs designated email ID. The Urban Development Department (UDD) had issued a notification whereby local authorities had to validate applications after cases of developers submitting fake documents emerged in Kalyan and Dombivili last year.MahaRERA chairman Ajoy Mehta said the authority was closely monitoring all applications received and clearing it only after checking with local authorities. We are taking care that developer submits all details at the time of registration so that homebuyers are not cheated.Mehta said the complaint rates regarding financial, legal and technical issues had come down to 4% in new projects as compared to 24% in old ones. Officials said MahaRERA helped developers clear any doubts or difficulties faced through an open house organised every week.CREDAI national vice-president Sunil Furde said developer bodies had been conducting camps to ensure that each developer submitted all documents required. The government has instructed the gaming commissioner to inspect casino premises. New casino license applicants must provide details of any pending criminal cases and undergo a background criminal check. Inspection officers will periodically visit the premises based on various factors.
